Lenders don’t just look at the home price you want — they qualify you using the federal mortgage stress test and two debt-ratio limits: GDS (housing costs vs. income) and TDS (all debts vs. income).
This calculator applies those same rules to your income, monthly debts and down payment to estimate the maximum mortgage — and home price — you could realistically qualify for.
4 Steps to Your Results
Your annual income and existing monthly debt payments (car loans, credit cards, other loans) set your qualifying budget.
This is added on top of your maximum mortgage to arrive at your maximum home price.
You must qualify at the greater of your contract rate + 2% or 5.25% — this calculator uses whichever is higher, exactly as lenders do.
Housing costs are capped at 39% of income (GDS) and total debts at 44% (TDS); your budget is the lower of the two.
With a $110,000 household income, $400/month in existing debt, $60,000 saved for a down payment and a 4.49% quoted rate, you’d be qualified at a stress-test rate of 6.49%.
That produces a monthly housing budget of $3,575 (the GDS limit), a maximum mortgage of $466,963, and — once the $60,000 down payment is added — a maximum home price of about $526,963.
Increase your down payment or reduce monthly debts in the calculator above and watch your maximum home price rise.
