Get Exact Numbers — Free CallHow the Closing Costs Calculator Works
Closing costs catch a lot of buyers off guard because they land on top of your down payment, all due the same day. This calculator adds up land transfer tax and rebates, legal fees, title insurance, inspection, appraisal, adjustments, and the tax on CMHC mortgage insurance, then subtracts any deposit or costs you’ve already paid.
The result is a single, realistic number for the cash you’ll need to bring to closing — beyond the price of the home itself.
4 Steps to Your Results
These drive your land transfer tax, applicable rebates, and — if your down payment is under 20% — the mortgage insurance tax.
Legal fees, title insurance, home inspection, appraisal, property tax adjustments and any other closing costs, each with sensible defaults you can adjust.
Your deposit and any prepaid costs are credited against the total, so you see what’s genuinely still owed.
Every line item, your total cash budget (down payment plus closing costs), and the cash still needed after your deposit and prepayments.
On an $800,000 home in Ontario outside Toronto, with a $160,000 (20%) down payment, $2,000 in legal fees, $400 title insurance, $500 inspection, $400 appraisal and $1,000 in adjustments, estimated closing costs come to $16,775.
Add that to the $160,000 down payment and your total cash budget is $176,775 — before crediting any deposit or costs already paid.
Because the down payment is a full 20%, no CMHC insurance tax applies here; drop the down payment below 20% in the calculator to see that line item appear.
